Do You Need a Fire Risk Assessment?

You are legally required to have a suitable and sufficient fire risk assessment if you:

  • Employ one or more people

  • Have paying customers or visitors

  • Manage a block of flats or an HMO

  • Control any non-domestic premises

You must also review your assessment following:

  • Changes to layout or processes

  • Significant changes in occupancy

  • A fire, near miss or enforcement visit

If you’re unsure whether your current assessment is valid, we can review it for you.

Competence

The Responsible Person must ensure that their fire risk assessment is carried out by someone who is competent, meaning they have the necessary training, knowledge, experience and understanding of fire safety principles relevant to the premises. Unredacted certificates evidencing assessor competence will be attached to your Fire Risk Assessment.

FAQs – Fire Risk Assessment (UK)

How often should a fire risk assessment be reviewed?

In most cases, you should review your fire risk assessment at least annually or sooner if there is a significant change to the building, occupancy or fire precautions, or after a fire or near miss.

The law allows a competent person to carry out the assessment. However, in many commercial or higher-risk premises, using a qualified independent fire risk assessor is the most reliable way to demonstrate competence and compliance.

This depends on the size and complexity of the premises. A small office may take a couple of hours on site; larger or multi-building sites will take longer. We’ll confirm the expected duration when we provide your quote.

Yes. Your report will include a prioritised action plan, and we can provide ongoing support, training and follow-up visits to help you close out findings and stay compliant.
